How does it work?
  1. ​At the end of the inspection, photos and relevant notes are reviewed with the home inspector. At this point the prospective home buyer or seller are apprised of everything they will need to make an informed decision.
  2. An elegant report can be published and posted on the web within a short period of time. The web report includes colour photos and illustrations, and links to relevant reference materials.
  3. A download link to the report is delivered to the client and their Realtor by text or email.

Home inspection reports produced on the web are typically in PDF format. They can be downloaded and printed easily without a loss of quality. They can be stored on a hard drive or removable media, and kept available online indefinitely.

Inspection reports are the inspection client's property, and they can choose to share reports with friends and family, lenders, insurance companies and other interested parties. Great article, and good positive points. However, in my experience as a report verifier a common problem with (computerized) web-based reports is assuring that the actual report meets the Standards of Practice as a minimum. Occasionally, I would find a report that had many photo conditions, but little detail about the impact this had on the "client". Of course this can also happen in a paper based more traditional report too.

Better report writing systems, such as HORIZON clearly indicate the implications of property conditions noted by the home inspector.

As a home inspector I appreciate the opportunity to prepare a well-considered report off-site, as opposed to the desperate attempts we made prior to widespread internet usage, to prepare a checklist-style report onsite... with no photos at all! We did his of course, because the inherent delay in postal or courier delivery would otherwise have homebuyers receiving their report after they had already signed away their home inspection condition. In addition, the ability to prepare a report in a quiet environment, away from the inspection location - and still have it delivered on the same day of the inspection, is a big game changer for everyone. It's a busy world these days and no one wants to watch me fill out forms for an hour, but they still want their report "today."
