We charge a flat fee of $275- for all single detached homes. (Prices vary slightly for extra apartments and duplexes, and condos are only $225-) 2. What is covered in a home inspection? Practically every physical part of a home... roofing, exterior, interior, structure, plumbing, heating, cooling and electrical systems are all examined - as well as insulation and ventilation, lot grading and basement dampness. Our objective is to provide you with useful and relevant information about the house you are about to buy. You can trust our knowledge and experience, to provide the information and peace of mind youre looking for. 3. What qualifications do you have to be a home inspector? Our firms inspectors come from varied technical and building sciences backgrounds - and collectively, we have completed thousands of home inspections. 4. Can I go along on the inspection and how long does it take? Yes. You are encouraged to attend the inspection. It will be like an individual home seminar for you. You will spend 2-3 hours in an interactive process during which you will learn the status of the mechanical, structural and finish components of your new home, and well address any concerns you may have. 5. Do I get a written report and when will it be ready? Our reporting system, The Home Reference Book allows us to create your report on-site, and give it you right at the end of the inspection. 6. Do you guarantee your inspections? In Ontario, a home inspection is defined as "an opinion of the present condition of the property, based on a visual inspection of the readily accessible features of the building or house." An inspection is not a guarantee, warrantee or insurance policy. Without dismantling a house or its systems, there are limitations. We can substantially reduce your risk, but we cannot eliminate it, nor do we assume it. 7. Can we call you later, after the inspection? When youre living in your new home and you have questions, or need a second opinion for an upgrade or maintenance activity, or advice pertaining to any home maintenance concern - our phone lines are always open - and at no extra cost, for as long as you own your home! 8. Do you have errors and omissions insurance? Yes, as should any professional service - especially those which include provision of information or advice, which may impact upon a major financial decision - such as your home purchase. 9. What is your schedule and how much notice do you need? We schedule inspections from Monday through Saturday, at approx. 8am, 12pm and 4pm, excepting statutory holidays and during severe weather conditions. We can usually accommodate next-day requests and sometimes, even same-day requests... although the sooner you call, the better assured you will be of obtaining an appointment at the time you prefer. 10. Do you have any references? Yes, and we can give you phone numbers, or fax you some questionnaires
